Freehold

Talk to us as soon as you decide to move home. We can introduce you to trusted, local estate agents, surveyors and sources of finance, as well as explaining the work a solicitor should undertake on your behalf. Early advice and careful planning will help to reduce the likelihood of problems and delays arising during the transaction.

Our service is comprehensive and competitively priced and all the work is handled by experienced staff and supervised by a solicitor. Whilst most of the transaction details can be handled by post or telephone, we always encourage clients to visit our office at least once in order to spend some time discussing their sale/purchase and to meet the people who will be doing the work.

Leasehold

Many properties in London are leasehold. Whilst this will have no effect on family life in your new home, you must be aware of the restrictions and opportunities presented by leasehold property.

We can advise buyers and sellers how best to maximise the potential value of their leasehold property by taking advantage of the provisions of recent legislation. We will advise on all aspects of enfranchisement for houses and flats ensuring you have the appropriate type of building and lease and that you qualify as a tenant. We can also advise on the legal structure required when enfranchising a block of flats.

Rental

We advise clients living in property rented from private landlords, local authorities and housing associations and short-term business rental arrangements. We also advise reputable local landlords.

We draft and advise on tenancy agreements, rent reviews and matters regarding harassment and maintenance.

From time to time, you may need legal advice to help maintain a proper standard of living in your home. We can advise you of your rights, your landlord’s responsibilities and how to achieve the outcome that you want. Prompt legal action often stops a problem becoming serious and disrupting your family life.
