Home Information Packs

As you may be aware Home Information Packs will now be a mandatory requirement before any properties can be put on sale after 14 December 2007.  The responsibility for acquiring a 'HIP' rests with you as the person marketing the property.

If you market your home or any other property without a 'HIP' being in place, then you could be fined £200 per day by a Local Government Enforcement Officer.

Your 'HIP' must include an index of the contents of the pack, Documents of Title, Energy Performance Certificate, Local and Drainage searches, Property Information Forms, Fixtures and Fittings Lists  and  if your property is leasehold, the Lease and Service Charge Information (such as service charge accounts and buildings insurance policy).  If any of these are not included then you will need to produce proof that they have been commissioned.

We at Gregsons are able to prepare your 'HIP' for you.  Unlike certain other HIP providers, Gregsons puts the 'HIP' pack together itself and does not (except in relation to the Energy Performance Certificate) rely on third parties and therefore the 'HIP' can be produced more quickly.  Also, unlike other providers, the searches which we will obtain for you are full searches rather than personal searches which are not acceptable to all mortgage lenders. 

If you instruct us to arrange your 'HIP' then we shall also include information that is relevant to speed up the selling process.  Your 'HIP' will belong to you and will be yours to provide to your proposed estate agents, whether you instruct one or multiple agents. 

We are able to offer this complete service to you for a fee of £150.00 plus VAT and disbursements as shown below.

Should you subsequently instruct us in connection with your sale, then upon completion of the sale, we shall deduct the 'HIP' fee of £150 plus VAT from our fees for acting for you in the conveyancing.

*The search fees listed above are a guide only.  As each search will be charged at a different price depending on location of the property, this figure is an estimate and may vary in respect of the local and drainage searches – it could be higher or lower.  Once we know your location we shall confirm the precise fee to you.
